The test is harder than it sounds, because a great many decisions fail it. An expansive spa area might be better for the guest and worse for almost everything the estate is trying to do.

What survives is a short list, and it is the list this estate is made of.

Thick walls of straw, hemp and lime, because a room that holds its own temperature needs no machinery, and the walls hold the carbon they took from the air while they were growing. Better to sleep in, better to count.

Horses in place of a tractor on the ground that will take them, because hooves compact less than tyres and a hillside worked by horses makes no noise in the early morning.

A garden four minutes from the kitchen, because a tomato that never travels tastes of something and never sits in a lorry.

And sixteen hectares nobody touches, which is habitat for whatever arrives and the only reason the measuring on the other fifty-four becomes meaningful.

The rule also decided the order of work. Before anything could be claimed there had to be something to claim it against, which in April 2026 meant seventy hectares and a notebook. Do it the other way round and nobody can say what the ground was like before.

Three commitments were fixed in the same weeks, and all three cost money from the first season. Sixteen hectares out of production. Four percent of room revenue before profit. A hundred kilometres as the outer limit for anything the estate does not grow. Any of them would be easy to promise in a good year; written into the cost base, they survive a bad one.

And then the part that costs the most. Two figures come out of the measuring. Nature Asset Value is what the land holds. Return on Regeneration™ is what a season of life was worth, and each guest receives her share of that answer on departure. Both go out in public whether the season flattered us or not.

B Corp and EarthCheck certification are the next step, and both require an outside body to examine what the estate claims. Both can also be withdrawn, which is the part that gives them their value. A Blockchain Accountability Ledger is being built to hold the record stay by stay, so a guest, a scientist or a critic can check a figure without asking our permission first.

And if the method works, it is not ours to keep. Both figures are published in full, and the Agaporia Research Centre exists so that other estates can use them without asking.

So far this is one hillside. Being first is only useful if others follow, and the invitation is open.
