A hill of its own, abandoned farmland on every side, open all the way to Montepulciano on the ridge beyond. No sound at any hour. After dark, more stars than we had seen in years.

By the time we walked back down, the decision had been made.

Seventy hectares of Tuscan hillside beside the Val d’Orcia. An olive grove a century old, two agricultural sheds, and a farmhouse that fell down a long time ago. In 2028 this becomes a five-star regenerative estate.

The first stays are two years away. A small number of people are already on the ledger that opens the estate, and it closes on 31 December.

Twenty-four Restorative Sanctuaries. Ground-level suites, each open to the land on one side, and each given generous space before anything else.

They will rise where the two sheds and the fallen farmhouse stand today. No open ground is broken.

Their walls start as a crop. Straw, hemp and lime, standing in a field one year and holding up a roof the next.

Each Sanctuary restores the inhabitant as it regenerates the land.

A dining room above the valley, a pool bar through the afternoon, and an enoteca set into the hillside. The dining room and the pool bar eat from one garden. The enoteca pours what the region grows.

Ricotta made that morning. Figs still warm from the tree. Oil from a grove that was old before the estate had a name. Nothing on the plate will have travelled further than the path up from the beds.

We grow for ourselves. The harvest goes to the kitchens, our guests, and the people who work on the estate.

Some evenings there is one long table only, shared by residents, neighbours and locals.

Seventy hectares under measurement. Fifty-four to be farmed regeneratively, sixteen given back to the wild.

Those sixteen are left alone permanently. We let the water return, took out what the old farming left, and stopped. They exist so the farmed hectares can be understood, because a farm without a reference point is guessing. We intend to find out.

The record starts in April 2026. We walked the ground and wrote down every living thing we found, and every decision since is measured against that page.

The land is already recovering. The terrace comes later.
